Multi-Family Titan Todd Vitzthum Calls eXp Commercial’s Toolbox Biggest & Best

With more than $3 billion closed, and a vaunted history of running corporate commercial teams at CBRE, Cushman Wakefield and Greystone, California-based Todd Vitzthum is a recognized industry leader. 

He is also the co-founder and president of ACARA, Apartment Capital and Realty Advisors – a national multifamily service provider specializing in equity, debt, and brokerage services. 

But with everything Todd learned and accomplished over the past 20 years, merging his business with eXp Commercial was a big step for a simple reason: eXp is revolutionizing the industry.

The culture of collaboration at eXp Commercial is also impressive, Todd said, as is the extraordinary vision of eXp Commercial President James Huang. The platform and tools are dynamic in great markets, and in tougher markets like today. 

“It’s not a complicated business, but when you understand it, it creates a better value proposition for your clients. It makes you a builder and a better business owner and it makes you cycle-proof, especially in markets like this, where there’s a lot of uncertainty when cap rates go up and sellers don’t want to sell, or they can no longer re-fi because interest rates are high. You really have to look in your toolbox and think ‘What do my clients need now?’’’ 

‘We Used To Be Like Plumbers, Now We’re Like General Contractors’

“These allow us to ask clients questions like, ‘How many properties do you own? What’s your depreciation schedule? Let’s look at leverage platforms, what works best for you. Is it an opportunity to bring an investment sales tool, or is it a debt execution that’s appropriate or is it an equity recap or a tax advisory?’ ’’ Todd said, adding:

“I don’t know everything about these service lines, but you don’t have to as long as you know someone who does. You just have to understand how to utilize those tools. That is how eXp is transitioning us from being a single-service provider and to being a general contractor. My analogy is ‘We used to be plumbers. Now we’re the general contractor bringing in subs to do much bigger projects.’’

When and why did you join eXp? Who introduced you?

“I have known Jim Huang for several years and we recently reconnected. He introduced me to the platform and I honestly looked it over for several months before joining, in May of this year.” 

How long were you considering the move to eXp? 

“I kicked the tires for about eight months. We are growing a national platform so I needed to make sure this was a good fit for us.” 

What are your impressions of eXp so far?

“The more I learn, the better it gets. Multiple ancillary service providers complement what we are doing with our clients. eXp Commercial is rapidly expanding and there are growing pains for sure, but this is honestly the best platform for any true entrepreneur-style broker in the business.”

Everything we do is primarily in the multifamily business.
