The E.C. Japs/Crossland Residence stands apart not only for its size – 8,500+ square feet – but for its historic significance, and the patience it took to expand it without losing its charm. Situated on more than 15,000 square feet, the largest lot in Santa Monica’s Ocean Park neighborhood, this home benefits from the Mills Act — a tax incentive program that allows the new owner to save over 60% annually on property taxes. This is a rarity in a region where taxes can balloon into the stratosphere.

The property, once a two-story Craftsman with “an airplane bungalow design,” now stretches four stories down, thanks to an incredible feat of engineering. The redesign called for 500 truckloads of dirt to be excavated and 50 tons of steel installed to support the historic structure.   • Smart home technology: Comprehensive systems integrate security cameras, lighting control (including Lutron systems), and temperature regulation, fully functional smart space.
  • Bathroom finishes: Specialty custom tiles in distinctive finishes are complemented by elegant plaster and marble accents.
  • Luxury bathroom fixtures: Waterworks plumbing fixtures in every bathroom. Spa-inspired space includes a steam room with a spacious bench, a rainfall showerhead, and sophisticated vanities.
  • Upgraded flooring: Two-inch, maple hardwood floors span the living areas. Wood has been treated with a customized aging treatment for a sophisticated finish to accent the timeless Craftsman style of the home.
  • Wood ceilings: Bespoke wooden ceilings crafted from fir. 
  • Landscaping features: Expertly designed gardens, patios, and outdoor lighting. Heated pool features a Baja shelf with integrated stepping stones. Drought-tolerant Kurapia ground cover lawn.
  • Lower space: Additional living areas include a ballroom complete with a custom bar equipped with Sub-Zero fridges and ice machines. Temperature-controlled wine room holds over 4,000 wine bottles. Full spa and gym. A striking spiral staircase leads to a feature garden with a skylight above, complemented by an Isokern fireplace. Custom steel doors.
  • Bespoke brass lighting and specialty fixtures: Brass lighting fixtures and specialty lighting are sourced from Europe.

A History of Glamour and Grandeur

E.C. Japs was a significant figure in early Los Angeles history, primarily known for his contributions to the architectural landscape of the city. He built the home as a wedding gift to his daughter. The home was later owned by Tudor and Firth “Bert” Crossland, Hollywood socialites. Tudor, head of the music department at MGM, filled the home with lively gatherings and decadent soirées, hosting stars of the silver screen and the cream of Hollywood society. 

Danica Landed the Listing From an Unlikely Place

Danica came to represent the listing most unexpectedly. Through her role as head of the PTA at Sierra Madre Elementary, Danica caught the attention of one of the parents who just so happened to be a custom architectural designer well known for their custom builds in Santa Monica. Impressed by her work ethic and attention to detail, the designer approached her and said, “I would love to talk to you about a project we have in Santa Monica.”  The rest was history. 

“I had no idea who was working with me that day at the school event,” said Danica. “It goes back to the old classic – communicating and getting out there and explaining what you do. It’s the way you handle yourself and carry yourself.” 

Danica moved to Los Angeles in 2000 where she worked as an associate producer for HBO            (“Deadwood,” “Carnivale,” “Big Love”, etc.) but ultimately left the industry (“Not for the faint-hearted”) to pursue real estate. Starting as an investor, she focused on remodeling properties for a profit, which led to helping homeowners not lose their property to foreclosure in the market crash. From that experience, she became a published author, “Where Do You Go From Here? The truth of what to do when you owe the bank more than your home is worth.”

In 2019, Danica joined eXp Realty as part of eXp Luxury and is a certified mentor.
